Newbury Park is an upscale neighborhood in the western portion of the Conejo Valley in California. It’s on the high end of the economic ladder, with property values high enough to rank it the most affluent community in Ventura County.

That happens to be enough to also place it as one of the most affluent areas of the United States, with median home prices upward of $700,000, even after the downturn since 2005′s peak. Home prices in the last decade increased two and a half times on average in Newbury Park, with some exclusive Newbury Park homes reaching prices over $2.8 million.

The neighborhood is in Thousand Oaks, and is governed largely by that city’s goverment structure. Casa Conejo is the exception, though – it is an unincorporated portion of Newbury Park, and was the first neighborhood built in the development. Casa Conejo, which is an unincorporated section of Newbury Park, is not a part of Thousand Oaks.

Newbury Park’s schools are a part of the Conejo Valley USD, and are known for their high academic standard for student performance. Other local features are the areas wide open spaces, park land, and world-renowned mountain biking and hiking trails. Area residents place a high value on preserving the nature that exists abundantly in the Conejo Valley, which has led to a higher quality of life for Newbury Park home owners. As a result, Newbury Park homes are generally considered a great investment in addition to being a great place to raise a family.

While older neighborhoods have not been developed for decades, there is a small supply of new homes in Newbury Park. Dos Vientos is a newer residential development that has just recently completed the final portion of its construction phases. The last remaining ongoing housing development in Newbury Park is called Rancho Conejo Village, and is being built by S and S Homes.
